Having a roof over your head is just a given when you purchase a home. So many people forget that the roof is not guaranteed to last. Inspecting your roof on a regular basis and making repairs as needed can save you a lot of money down the road and most importantly will help you and your family stay dry when the heavy rain comes.
So get a tall, safe ladder and climb up on the roof, checking carefully for the following problems.
- Look for places where the roof deck is sagging or caving. This may indicate water damage or the roof might need more support.
- Carefully look for signs of water damage or leaking.
- Check inside for any outside light showing through the roof.
- Visually inspect your roof for cracked, torn, bald or missing shingles.
- Check the roof for loose material which could expose the roof to water damage.
- Watch out for an excessive amount of shingle at the edge of the roof. Shingle overhang may cause them to lift up and blow off with the wind.
- Check for signs of moisture, rot, or mold, and take notice if you smell mildew in the home.
- Examine the outside drainage, and make sure gutters and downspouts are securely attached.
- Also ensure all drains are open and allow water to exit, and that all gutters and downspouts are free of debris. Clean out debris if necessary.
- Check that all bath, kitchen, and dryer vents that lead outdoors go entirely outside of your home.
We recommend checking your roof twice a year—or more often if it’s a particularly rainy season, in order to prevent water leaks and structural problems.
